Code & red tag notices: the city or county posted a notice and wants an engineer. Disputes & litigation: two sides disagree about a building. We look at the facts and put it in writing.
Homeowners, landlords and property managers, attorneys, contractors, and real estate agents when a problem turns up during a sale.
You call and tell us what happened. We check for conflicts, visit the site with measurements and photos, tell you what we found (often by phone first), then write it up as a short letter or full report.
Defined work gets a fixed price. Code, red tag and forensic work runs under a short hourly agreement. We estimate likely hours up front and tell you before it goes over.
We are paid for our time, not for a conclusion. If what we find does not help your side, we will tell you early. We do not give legal advice; for that you need an attorney.
If you can, call before the repair. Once the damage is gone nobody can look at it again. If something is unsafe and cannot wait, take lots of photos and keep the removed pieces.
Call, book, or email office@dowengineeringpllc.com. Attorneys can call the same number.
The city wants an engineer's letter before you can fix it or keep using it. We come look and tell you what the city needs.
A homeowner and a contractor. Neighbors. A buyer and a seller. We look at the facts and write down what we find.
Is it old and harmless, or getting worse? We measure, photograph, and tell you plainly.
Retaining walls, soil, and runoff can hurt a structure over time. We look at cause and what a fair fix looks like.
A past owner built it. Now the city wants it permitted or removed. We say what we can confirm and where we would need to open the work up.
An inspection turns up something structural. We work around your deadline when we can.
Got a notice or red tag from the city? Here is what it means and what we do next.
When a case needs an engineer's opinion on the record, from a written report to testimony.
Disagreement over the condition of a building? We go over the facts and put our findings in writing.
