Add a roof, a driveway, or a patio, and rain that used to soak in now runs off. Cities want that handled on your lot. A stormwater plan shows how.
Most cities here follow Ecology's thresholds, with local changes. 2,000 sq ft of new roof and pavement, or 7,000 sq ft of ground disturbed, usually means a basic plan. 5,000 sq ft of hard surface often means a full drainage report. We check your city first.
Drywells, trenches and gravel galleries. Dispersion across a planted area. Rain gardens and permeable pavement. Detention tanks when the soil won't drain. Pipes and catch basins. The rules ask for low impact development first, and if the site won't allow it, we write down why.
A stormwater site plan, details, calcs, and a short report when required. Infiltration only works if the ground drains, so some lots need a soil test first. We'll tell you who can do it.
